Income-property valuation for Swiss real estate

revenoo is a valuation workbench for Swiss income properties. Search an address or EGRID and revenoo resolves the parcel: official land area, zone, municipality and buildable floor area, with the market rents of the municipality. The tabs follow the work: Property, Prices, Mix and Expenses for the inputs, then DCF, Direct Cap and Land Value, the Summary, and Project to save, open and share.

Valuation methods

Public API

The same valuation is available as a public API: GET /api/valuation/{egrid}/summary returns the key figures of any parcel, POST changes the assumptions, and further endpoints return the cash flows, the discount-rate build-up, direct cap, land values, rents and sensitivity grids. The API page in the app lists every endpoint and assumption.

Save and share

Without an account, projects stay in your browser. Signed in, they are saved to your Aireon account and can be shared as a read-only link. You can also export a project as JSON or print the summary.

Frequently asked questions

What is this property worth?

Enter the unit mix, rents and expenses, and revenoo shows the DCF value with a derived discount rate, the direct cap value, gross and net yields and the implied cap rate. The DCF tab shows how the value moves when rent, discount rate or exit cap rate change.

What is the land worth?

The Land Value tab values the land three ways, following RICS Valuation of development property: at a target initial yield on cost, by the residual method's DCF application (NPV of zero at your target rate of return) and by its static application after finance and developer's profit. An asking price is appraised with the project IRR, profit on cost and on value, and the yield on cost.

Can I get the valuation without the app?

Yes. The revenoo API values any Swiss parcel by its EGRID and returns the same figures as JSON, with no key. POST your own assumptions for a what-if. The contract is OpenAPI 3.1 and every operation is also an MCP tool for AI agents.

Is the result an official valuation or a guaranteed return?

No. Every figure is your own valuation model, calculated from the assumptions you enter. It is not an official valuation, a market price or a guaranteed return.
