revenoo API: value any Swiss parcel by its EGRID

The revenoo API values any Swiss parcel from its EGRID with the same methods as the revenoo workbench: market rents of the municipality, a DCF with a derived discount rate, direct capitalization and three residual land values, with two-way sensitivities. Base URL: https://revenoo.aireon.ch. The contract is OpenAPI 3.1 at /api/openapi.json.

Endpoints

The key figures

DCF value (total and per m² NIA), real discount rate, direct cap value, DCF-implied cap rate, land value at the target yield on cost, land value by the DCF and the static application of the residual method with its implied IRR, net and gross yield, NOI after capex, gross potential rent, units, and the DCF value at ±30 bp. With an asking land price set, the response adds the project IRR, profit on cost and on value and the initial yield on cost.

Units and sources

The unit rides in the key: no suffix is an amount (no currency), _pct in percent (2.95 means 2.95%), _bp in basis points, _m2 in square metres. Each part names its method and sources: RICS Discounted cash flow valuations (2023), RICS Valuation of development property (2019) and IVS 104.

Frequently asked questions

Do I need an API key?

No. The API is public and read-only, needs no key or sign-in, and allows requests from every origin (CORS). Uncached requests are limited to 60 per minute per client.

How do I change the assumptions?

Every response lists the assumptions it used. POST the ones you want to change as {"assumptions": {...}} to the same path, for example an asking land price, a target rate of return, construction costs or the discount rate. Unknown keys and out-of-range values are rejected with 400 and one message per problem.

How fast is it?

The valuation computes in under a millisecond. A first call for an EGRID waits for the parcel and market lookups, which are then cached for 6 hours; GET responses are cached at the CDN, and the first call prefetches the other parts of the same parcel.

Can AI agents use it?

Yes. aireon-mcp exposes every operation as an MCP tool named revenoo_<operationId>, for example revenoo_getRevenooSummary.
